Situated in Crescent Lakes, our privately owned luxury 3 bedroom villa was built in 2001 and is fully air conditioned. The community consists of residential and rental properties and is a superb area to base a vacation close to all Orlando attractions.

The villa is all on one level and has a fully equipped kitchen/dining area with all cooking utensils and crockery. There is also a washing machine and tumble dryer; ample bed linen and towels are also supplied.

A breakfast bar separates the kitchen from the living area which has cable TV and two sofas, as well as a door to the pool. Two more doors to the pool go from the master bedroom, and bedroom's 2/ 3 shared washroom.

The master bedroom has a walk in wardrobe and en suite washroom; bedrooms 2 and 3 have built in wardrobes and all 3 bedrooms have dressers.

The pool is fully screened and is south facing with a covered area for shade. Heating is optional at extra cost.

We have a local management company who keeps our villa to a very high standard and they can be contacted if help is needed concerning any aspect of the villa.

Rental Rules and Policies:

 A booking between the owner and the person making the booking is only valid only after a booking form has been filled in and received . Your completed booking form showing the names of all persons on whose behalf you are making the booking must be accompanied by a none refundable deposit of £100
per week the deposit is accepted as part payment to the total rental cost.
 
 On receiving the completed booking form and deposit, your booking will be confirmed and accepted for all for all the persons on the booking form. We will send an invoice for the final balance and security deposit approx 10 weeks before your departure. If you book less than 8 weeks before departure the total cost of rental plus the security deposit must be paid at the time of booking. The security deposit of £100 is payable with the final balance will be refunded 14 days after return of the keys to our management and confirmation has been received that no loss or damage has occurred to the property or contents during the rental period. Guests are liable for any breakages or damage except as a result of events insured by the owner.
 
 Should you wish to cancel your booking, this must be confirmed in writing by the person who made the original booking. In the event of a cancellation or a part thereof the charges below apply.
60 days prior to departure date deposit only
59 - 31 days 50% of total cost
30 - 15 days 75% of total cost
14 days or less 100% of total cost
 
 If the final balance is not paid with the security deposit at the prescribed time the owner reserves the right to cancel the booking , notice of this will be given in writing to the guest on cancellation the booking deposit will be forfeited by the guest and the owner will be entitled to recover from guests all amounts due.
 
 Occupancy of the property is limited to the persons named on the booking form and will only be allowed to occupy the property during the rental period.
 
 The owners do not accept any responsibility for loss or damage caused by forces or events out of the owners control, nor any injury however caused as a result of the property's swimming pool, nor any loss or theft of luggage or personal property at any time about the property or any location in the United States. Guests are advised not to allow unsupervised children to use the swimming pool. the pool is not designed for diving and this activity is dangerous.
 
 In the unlikely event that circumstances beyond the reasonable control of the owners, necessitate the cancellation of the booking the owners reserve the right to cancel the booking at any time and shall only be liable to repay monies already paid by guests or make alternative arrangements by agreement with the guests.
